Fill out our quick and easy online application to start your mortgage journey. By providing us with as much information as possible upfront, it will allow us to not only find a solution that best meets your needs, but also make the process faster and easier for you.



This is where your Happy Mortgage loan officer will thoroughly review with you your application and discuss the financing options available to you. They will educate you on the process so that you know what to expect along the way.



W2s, Bank Statements, Pay Stubs and Employment History are the key documents needed in processing your loan. It is crucial that you work with your Happy Mortgage loan officer to get him/her that information as quickly as possible.



A very important step of the mortgage process is getting a professional assessment of the property you are looking to purchase. This will give you a very detailed evaluation of the property’s physical and functional characteristics, a detailed price comparison to similar sales within your area and inform you of the current market conditions affecting your property. No need to worry here! We have partnered up with excellent appraisal companies that will take care of all of that for you.



Once all docs are in and the appraisal is complete, one of our experienced underwriters will analyze your file to ensure it meets all necessary requirements.



In this step, two things can happen. One, you are approved and ready to move on to the next step. Two, you are approved with conditions. No need to worry, it simply means that there are still a few items to address or a few additional documents may be needed. Your loan officer will work with you to ensure they are addressed and get you back on track to closing.



Now that you’ve been approved, there’s no need to wait months. We aim to process everyone’s home loan within 1 week of getting approval from our underwriters.


Clear To Close

In the case that you had been approved with conditions, this is where the underwriter does a final review of your loan to make sure all conditions have been met and you are given the clear to close. Congratulations you have completed the loan process and all that is left is for you to sign your docs!

He/she will inform you of what you will need to bring and all you will need to do is show up and be ready to sign so that you can receive the keys to your dream home!
